D14-QUI – 1873 Townline Rd – Part Lot 1, Concession 1

except Parts 1 and 2, 61R5158, PT 6, 61R11103 and Parts 1, 2 and 3, 61R9695
Council Meetings
The Council of the Corporate of the Township of Puslinch will no sooner than October 29, 2025 Council Meeting, will consider an application to lift a holding provision for D14-QUI. This application is tentatively scheduled to be heard at the following Council Meeting:

Proposed Zoning By-law Amendment
The purpose of the application is to remove the “H” Holding Provision Part Lot
1, Concession 1 as in ROS626654 save and except Parts 1 and 2, 61R5158, PT 6, 61R11103 and Parts 1, 2 and 3, 61R9695; T/W easement over Part 4, 61R9695 as in WC95404, which was placed on the lands by By-law 2024-073 which included the following condition to be satisfied:
“H” Holding Provision shall not be removed until a Site Plan has been approved and a Site Plan agreement has been entered into and registered on title. The effect of this application is to remove the Holding Provision and permit development on Part Lot 1,
Concession 1 as in ROS626654 save and except Parts 1 and 2, 61R5158, PT 6, 61R11103 and Parts 1, 2 and 3,61R9695; T/W easement over Part 4, 61R9695 as in WC95404.
The application does not propose any other changes to the existing site zoning.

Proposed Zoning By-law Amendment
The purpose of the application is to remove the “H” Holding Provision Part Lot
9, Gore Concession, which was placed on the lands by By-law 2024-047 which included the following condition to be satisfied:
“H” Holding Provision shall not be removed until a Site Plan has been approved and a Site Plan agreement has been entered into. The Applicant has demonstrated to the satisfaction of the Township that impacts regarding noise have been appropriately mitigated through an updated Environmental Noise Study and the implementation of appropriate physical and administrative controls, as such impacts pertain to Con 10, Part
Lot 7, in the Township of North Dumfries.
The effect of this application is to remove the Holding Provision and permit development on Part Lot 9, Gore Concession.

Proposed Zoning By-law Amendment
To amend the Township of Puslinch Zoning By-law 23-2018, as amended, to rezoning the lands municipally referred to as 4631 Sideroad 20 North from an Agriculture (A), Future Development 3 (FD3), and Natural Environment (NE) Zone to an Industrial (IND) Zone to permit a large-scale prestige employment development comprised of office,
manufacturing, warehousing and associated uses, and add a site-specific use to permit the proposed daycare centre.
